  2. I was told to pay CBSI because they were the current collectors of the debt. So, if I contact the law office who placed the judgment and give a copy of the letter from CBSI showing payment, will they release the judgement? What is the best course to take? tHANKS
  3. I live in California. We use escrow companies. The escrow company paid the $1500 and is reflected on my closing statement. What should I do? Thanks
  4. I had a Wachovia Credit Card: Opened 10/5/95 Last Used 6/7/1999 Written off 11/05/03 Judgement 4/06/2002 Wachovia handed this account over to Pinnacle who did not collect on it. Then Pinnacle handed the account over to CBSI Collection Agency. In 6/2005 I paid $1500 to settle this account with them in order to obtain a mortgage loan. The faxed a letter stating there would be no further recourse. Today, the legal office that filed the judgment stated there has been no payment and the judgment has not been satisfied according to their records. Did CBSI scam me out of the money? Do I still owe the whole judgement? If not, how do I get this judgement released? Time is of the essense as I am purchasing a house and the mortgage company wants the judgement released. Thanks.

  6. We just sold my grandfather's house. We asked $207K for the home. We accepted an offer of $212 with the difference ($5K) applied towards buyers closing costs. Basically, the buyer was able to get into the home for little money since we agreed to the terms. We got our original asking price of $207K and she got to move in with us paying $5K towards her costs. It is a great way to get into a house if someone is willing to work with you and the house appraises high enough to cover the difference in price. I would trust the transaction. Besides, depending on where you live, the escrow agent or lawyer will make sure everything is on the up and up. I would go for it. Just watch the wording on the sales contract.

  9. most lenders go by your mid-score anyhow. I think you are more than fine. Shafted....you need to just do some research. Figure out which company uses which credit report. For example. My best scores are Experian. I only apply for loans from companies who run Experian. It can be done. With 770 score you could get anything you want.
  10. bakersfield, CA. Juniper pulled TU this week for my application. I was denied with a 715 score. Too many inquiries.
  11. I wouldn't close the account. They do report credit limits so that is beneficial to your scores. Keep the card at zero balance for 6 months or so and call them back. Tell them you haven't been using the card because of the high rate. They will probably lower it again.
  12. I think you should try Patelco. I got the Visa card and two auto refinance at same time. They gave me a rate of 3.9 on the auto's. As for your mortgage reporting. You could say you don't have a housing expense on your application given there is no mortgage being reported. They may assume your home is free and clear. I don't think having a new mortgage report will lower your scores much. Go for Patelco.
  13. I was once at default rate myself on Discover. I called after about two years of on time payments and requested a rate reduction. They gave me 16.00 from 24.99. Then, six months later I called back and got the rate lowered to 9.99. I threatened to close the account and told them I had visa and MC with apr of 8.9% (which I really do). Try that and see what happens.
  14. Hi. Wasn't there somebody on this board that had access to flyers that different lending institutions pass out to dealerships? These flyers had scores required for loan and what rate they would give. Thanks. I thought it was MarvBear....but, I could be wrong. Thanks.
  15. Yeah, I know what your saying wolf. My mom got a mortgage about three months ago and it still has not reported. Today she finally received a payment coupon from the company who bought the mortgage - New Century. It will be interesting to see what the new mortgage does to her credit score. Right now, she is at 710. Too bad she signed a prepayment penalty clause..her score rose 130 points by using the mortgage money to pay off debt. LIfe is a whole lot better for her now. I just have to keep her out of the casino's. BTW Thanks to Charles who really helped her out.
  16. I believe it too. Of all places, Bakersfield, CA. has gone up in value. We moved into our newly constructed house in Dec 2003 for 250K today this same house is selling for $525K. It's a pretty simple tract home with 2600 sq. ft. 4 bdrm, 2.5 bath, 3 car garage. Houses are going for 200-300 a square. Wishing I wouldn't of sold my last house. I sold it in Oct 2003 for 150K, now selling for 300K. Small 1100 sq. ft. house. UGGHHH. This madness has to stop. The balloon will burst. Thank goodness we got in when we did. I feel sorry for couples or individuals trying to get into a house now. All the creative financing will cause major problems later. We will see a ton of foreclosures for sure.

  19. I am not sure exactly how it's calculated. However, you will owe taxes on all profit given you did not occupy and own the property for two of the previous 4 years. I would take at a guess at somewhere around 30% of profit will be your tax. I would def. talk to an accountant before selling the home. Find out where you stand.

  21. for our account with Patelco it showed up within 30 days. I would give them a call and ask. We have two autos and Visa with them. All showed up within 30 days.
  22. We used Washinton Mutual Bank. I applied online. They didn't verify anything and had a closer at my house in 5 days to sign docs. The rate is based on prime plus .5%. Good Luck
  23. I paid off a $7300 balance with Patelco Visa and they didn't put a hold on the payment. However, they will put a hold on a deposit into your bank account if it is over a certain amount, depending on the activity of your account.
  24. I have Chase, Capital One, Bank One, Credit Union, Generations Bank, American Express Blue & Costco, Discover. Out of all those Visa/MC/etc. the only creditor that does not report credit limit is capital one. They are bottom dwellers. I should close the damn thing.
  25. Had judgement for $7800 from Wachovia Mastercard. I was able to settle it for $1500. The default date was 1999 but the judgement was filed and recorded in 2002. I dealt with the collection agency representing Wachovia.
