Whats been going on?

First I HAVE to thank Kristy from the bottom of my heart for this site. I ran across this site one night off a search engine while in a panic because I was approved for a sub prime loan at 9.75% with 15% down in Aug 02. I was flipping and had no idea what to do. So, the house that we were living in and going to buy, we did not get (not to mention the guy was a serious jerk). Had I not found this site I would have continued my credit clean up alone and still in the dark on several things that I really *should* have known.

Now..whats up with me and where I have been and will be.

After months of searching for the right house and about 7 brokers that were full of it, we found another house and an great broker. I've been approved with 3% down and about a 5.25 rate. I'm so happy! It’s our dream house, in the neighborhood we wanted and the schools we wanted since our DD will be starting school in the fall. We close somewhere around July 21st.

In the midst of that, I have also begun real estate investing. With my credit issues mostly resolved I am still able to finance my properties and get our house..all on my credit. DH is currently applying for a consolidation loan at our credit union. If he gets this we will also be completely debt free in 24 months, along with 2 paid off vehicles.

This site along with others such as daveramsey.com not only taught me what to do about my credit, but how to respect it. I worked too hard to clean it up and educate myself about the processes around a consumer credit file to ever let it go astray again.

ALSO I'm working on a project at work, so with that, continuing to start my business, moving (way over huge task for all my stuff), DD starting school and her other activities I might be scarce for a while...

Hope that’s OK <wink>

Wow! I'm impressed. Finding this board has changed alot of our lives. I can't really remember how I found this

site, but I never really had terrible credit but it sure could be better. I after having gone through a painfull divorce

3 years ago, just floating along for a while, did eventually meet someone who is now my wife, never thought I

could get a house of my own. I've been in RENT hell. ($1250) for 1 months rent on top of ($1750) Alimony and Child

support squeeze me every month. I have been able to pay it, as well as $600 a month in revolving debt. But my

kids will be all over 18 within 3 years, I will not have to pay any more alimony, my wife is getting a new job, and I

will also easily be debt free except for the house I will be buying in 1 year. Life goes on, and this site has been an

eye opener to my life. It is also nice to know, that we all have problems at some time in our life, and that we have

support here to help get us through. I hope you love your new home, and good luck in the Real Estate game.

LOL Vonnie, I'm not so busy that I won't be around still but I haven't been here daily like I feel I should and over the summer its going to be super hetic.

Timber,

Thanks for the link. I am actually a member of the local club, have my full legal/financial team setup along with 3 mentors and advisors that are "seniors" in the business. Were I not buying our own home right now I would be deeper into it already, but priorities changed.

I don't know how you have done it and kept your credit up. I juggled like that for about 5 years and my credit got pretty dinged from it, but hubby's moreso.
