CA Validates...Need Help....

Ok everyone, I need some help here. Here is the situation. Last year I had moved out of an apartment building in the middle of a lease. Last month when I checked my credit report it had a CA on there. I had not recieved a letter from the apartment complex management. I recently sent a validation letter to them. They in turn sent me the following. Statement of Security Deposit Accounts which includes everything related to me leaving. A print out of my rent history and Security Deposit Disposition Report. From what I've read in the post should I go back have them properly validate with my signature. Need help here as I would like to stick it to them if possible. Any thoughts on this?

The question is, would it be solid-enough for them to win a judgment or to invoke other means of collection, probably yes. Wouldn't you suspect that if the management company sued, they would be able to produce sufficient proof you didn't comply with the lease, assuming there was a lease in the first place? You could "stick" it to them by declaring bankruptcy if they sue, but it sounds like this collection could be a gooey one because the creditor appears organized sufficiently to convince a judge there has been a breach. The most likely scenario is a lenthy collection cycle and a negative credit entry as opposed to a lawsuit for a small amount of money.

Well, did they provide you with a contract and signature and terms that add up to what they are reporting?

Given there was no lease agreement or contractual agreement, send the CA a letter requesting they drop the matter as there is obviously nothing legally binding or legally collectable. If they purchased the debt the loss is their responsibility. It is very unusual to have people occupy apartments without a lease agreement, security deposit and in the beginning a consumer credit check at the renters expense.
