Waxworks Posted February 23, 2005 Report Share Posted February 23, 2005 I have a freind who is in the 30 day window for foreclosure (2-08 the date on the ACT91) and thier mtg company will NOT work with me (XXX MTG) to do a deed in leiu of foreclosure. I THOUGHT I was working with a person in loss mitigation, but come to find out, they only worked in collections. My lender, who I am trying to work with, got frustrated, and cancelled the loan. I am at my wits end with thier mtg co, and to make matters MORE intresting................SOMEONE went through the house today and superglued the locks. SOMETHING is CROOKED about this whole thing, and I need SOME HELP!!!All I want to do is get them out of the burden the homeowner is in, and to make it a rental property!!! amortgageman Posted February 23, 2005 Report Share Posted February 23, 2005 GreenTree may not want to settle for a Deed in Lieu of Foreclosure. This term , as I understand it, is a compromise from the lender to accept the deed to the property and let the owners walk.Have you tried to see what GreenTree will accept as a short sale purchase? Just a suggestion, otherwise wait on the sheriff's sale, and bid on the property that way.I had a situation here locally where GreenTree came out to a property and put some sort of lock bars on the door knobs, so that the owners could not get back in. The person I was speaking with ordered an appraisal, and I let the guy in. Next thing I know, the lady was asking me to make a payment for the homeowner. Of course I wasn't going to do that. Now, all of a sudden, it got handed to someone else, and they are saying the person I was speaking to the whole time only works in collections. I KNOW when I first contacted them, I asked for LOSS MITIGATION. I am in the process of meeting an attorney today. The lender I am working with is ALSO STEAMED!!!
