As the old saying goes. I'd be careful about anything for nothing, especially real estate. Depending on income, credit, etc., gov't foreclosures can qualify for gov't loan programs, etc. Also they have great incentive programs if you or a family member is a teacher, etc.

This is a good FAQ on foreclosures:

Foreclosed homes FAQ

In general remember, the better the deal sounds, the more skeptical you need to be. Just my 2 cents. :D

That is great advice.

One other thing to consider is that you really should have a wonderful home inspector go through the house. I would get one with some sort of warrenty plan if possible. WHY? Put yourself in the person that owned the house that was foreclosed on. How much long term maintance would you invest in, knowing that in 3-6 months you were going to be "gone".

It sounds like you know what the home should sell for, so that is not an issue.

Otherthan that, I would not worry much.

yes, i do plan to get it inspected. houses in the DC area on average, are from $350,000 to $500,000, and that's just outrageous for my income level.

the forclosed homes are from $130,000 to $250,000. anything below $180,000 is what i'm looking for. and it has to be 2-bedroom and i'd love a basement. if i have to make $15,000 in repairs, it would be well worth it. thanks.

And it seems like they just continue to go up in value/price. I think you have to go as far as Fredericksburg before finding a realistic price for a home, and then you would spend as much as you are saving commuting, besides having to get up REALLY early.
