Co-signer for new mortgage

Okay one more question. If I get a co-signer to help with my lack of income at the present time how soon could I refinance to remove the co-signers name? I will have a verifiable income in less than six months and I really want this house and it will not be available at that time. Thanks.

Putting a co-signer on your loan usually puts them on your title as well. You would need to make sure of this and if they are... you would need them to sign a quitclaim deed to you so that you are the only one on the title report.

If you are in a trust, well that just complicates things further.

Are you a college/trade school student? If you are a student and getting a job right out of school you can use that employment & income. If you haven't been working for awhile then you'll usually need 2 years of continious employment, exceptions can be made for less time though.
