Did I blow it?

Sigh....I have been trying for months now to get ready to buy a home this fall, when lease comes up in October.

Struggling w/ reading tons of stuff, working on credit, etc.....

And I got so busy and was off schedule this weekend, with us having the holiday off from work Monday....and doing tons of activity all weekend...well, I FORGOT to pay my rent on time. I usually pay by the 2nd or 3rd, as it is not late till the 4th. But since I was thrown off by the holiday, I turned it in on the morning of the 5th, thinking it was the 3rd, I don't know. And I got it on record now in my rental file at my apts. as a late pay, and I had to pay with a money order in place of it.

So I'm screwed right, on trying to get a mortgage??!! I'm already working w/ a Broker guy that deals w/ subprime loans, and I printed off the info from his websites, discussing Lending Guidelines of 100% Conventional Programs. One guideline is "No Mortgage or rental late payments in last 12 months...and I remember him asking me about that when I did the pre-qual. screen questions over the phone...

So, I guess now I can only qualify for much higher interest rate w/ that! And I'm trying to work so hard at bringing my score up when it probably won't matter now!

I'm so angry!

Any insight into this? Anyone have info that would help?

Am I just screwed?

Your looking way to far into it. If anyone penilizes you for being one day late on a rental in the last year, its time to look for a new lender, fast. if it was due on the 1st and you payed the 25, I would be worried, otherwise, dont let yourself be pushed around. Even if you are subprime, I am too, the work your putting into fixing your past credit is the best sign.
