VaSwtness
First off, I really need to thank everyone on this board for the wonderful advice, words of wisdom, guidance and kick in the tush (as needed!) over the last few years! I've had my ups and downs but finally got to the point of being able to purchase my first home. I read, researched, took notes and asked questions and all of the hard work has paid off!!! So THANK YOU!!!My DH and I weren't really looking to buy a house until late summer however; things took off after we attended a VHDA seminar. The whole process actually was very simple (surprisingly). I followed all the steps and read and re-read all the tips and advice and what to ask and what not to do, etc, etc. I shopped lenders and finally ended up with the first one who approved us. Closing on Friday was a nightmare and quite a humerous story. Not OUR fault! Let's just say the Attorney didn't show up where he needed to be! The pouring rain all day set the trend for the day. Oh, and maybe the part where my agent and I flooded the kitchen during our walk-through!!! LOLAnyway, closed with a Fixed 6.625 30yr. No money down/no closing costs. We are quite happy at the moment!! Actually-- on cloud 9!!! In transition between houses and really hate going home from work at night to the old ugly rented thing we called home! Thank goodness this Saturday is it; we will finally be in our home! So, again and again.... THANK YOU THANK YOU EVERYONE!!!!

JessFolk
Just wondering who you went through? We have been quoted 6.3 something for no 30yr/ no down payment. we are going through navyfed though. Also wondering how your credit scores were? Excited to be jumping into housing buying ourselves, sort of scared also but congrats on your new house even if it wasnt the best of days:-)

VaSwtness
sorry everyone for just getting back to this thread. Moving and just trying to find time has been hard. So, here are some answers from questions."How long did it take you to get your FICO score up to such a great interest?"Filed BK 1/05 discharged 6/05. Scores were at 448-502 in Aug 05. 18 months to pull them up to Fico when LO pulled credit 628, 670, 677.We used a local LO through Allied Home Mortgage Capital and our mortgage is a Fannie Mae program through First Horizon Mortgage. All local! If I can answer anything else; just ask!BTW, Lowes & Home Depot know us by first name now! VaSwtness
