We are actually going to make an offer really soon, like in the next couple of days. I say really soon because DH wants to look at the property ONE more time. Guess I don't blame him. We have seen another twice but since it's one that needs just a few minor repairs, we think, we want a friend who is a contractor to just give it a look to confirm they are minor. Then we will really know which of the two we will be making an offer to. Keeping our fingers crossed.I have to add I have been just amazed at the condition of some of these homes. Especially if they are in foreclosure and are "as is". Yikes one we did not go past the front room. Floors felt like they were going to cave in! House looked like it might have had animals living in there while vacant. We literally ran out of the house. And some of these are priced high? The sellers are just starting to figure out that it is not a sellers market. They still think that they can get prices on there home from 3 yrs ago. Just not realistic. Make sure that you get a home inspection & pest inspection on any home that you are going to write a contract on though. They are really worth the extra cost. Not to mention that you will have more recourse if after you move in and find something wrong. I see it all the time working in the admin of a real estate office. Hopefully everything will go smoothly for you guys. I wish you and your family the best of luck. It really is a pretty good time to buy, being that buyers are not out in droves. rmuse00 Posted August 8, 2007 Report Share Posted August 8, 2007 Thanks for your advice tater!I've been so fortunate with people's support and advice, this board, Charles from mortage forum is helpin us get the loan, plus my brother and sister-in-law are flippers so they have also been answering all my questions. I am learning so much through this experience! Oh and the inspection? That is the very one thing everyone I have talked to has agreed on! My brother says even though he can pretty much walk in a house and know whether its foundation is bad or not he got the full inspection on his own house. He did not trust himself when it came to his own house and family.Yes, you are right! Now really is the time to buy! SIL said that although it was something you hear all the time now really is the time! When DH and I decided to go out and just see where these properties were located, and check out the areas, we were amazed to see "for sale" signs on almost every block and some had several on each. Or add a contingency to the contract that includes passing a pest and structural inspection. This way you can lock in the property but if it fails to pass muster you can back out with no penalty. Until you have a contract they can sign someone else, no matter what they say verbally.Oh, and I cannot stress this enough: Pay the $500 to hire a real estate attorney (you pay at closing, generally). Don't rely on the real estate agents to do this service as they have a bias to get you to close so they get a commission. The attorney has no commission motivation so they will act entirely in your intrest. E-mail me if you want me to give you the name of mine...he's really nice and very cunning. The first thing my sis told me when she found out I was looking at homes was "You're using my attorney! Period!" No arguing with big sis!
