I appreciate every person here who contributes and I have been helped more than any of you will know.Anyway, a couple of months ago I found THE house my wife and I wanted and thought I would give it a shot. I visited Churchill Mortgage's website because they are endorsed by Dave Ramsey. I filled out a quick online questionnaire and received a prompt response from them telling me they were not licensed in my state (Georgia) but they would be forwarding my info to one of their partners, Realty Mortgage.A couple of days later I received a call from Joshua Phillips (http://www.joshuaphillips.com) with Realty Mortgage. He took the information I had sent to Churchill and asked what kind of product I was interested in. My answer was "pretty much anything I can get" given my past credit issues. A few hours later I had an email back from him telling me I was approved for a 30 year fixed FHA loan.We got a contract on the home of our dreams and I emailed him the details. A couple days later FedEx arrived with an envelope full of forms to sign. They were already filled out and all they needed were the signatures.Long story short we moved a week ago today. Joshua and the people he work with were so quick to respond to every stupid question I had that at one point I thought he must live at his office waiting for stupid emails. My closing attorney asked me how I found these guys and when I told her she told me she has NEVER closed an FHA loan as easily or quickly. She was so impressed with them she said she was going to recommend them to as many people as possible. I told her I was going to do the same and that is the point of this post.Thanks to this forum and Realty Mortgage/Joshua Phillips for helping my family and me watch our dream come true. Only four neg's remain. two on EX and three or four on TU. My EX score is up to 715 as of today. I am a VET, and I want to use my Entitlement. Do you think there is hope, and help for me with Mr. Phillips. Anyone, I dv'd all but never heard back or what i received was not considered valid. I would prefer that he first do a soft pull to see of it is a workable loan. elgin2007Maybe there is some underground special loan officer club that I am not aware of, but unless you currently have an account with someone, they cannot do a soft pull. You can go through the application process, without pulling credit to see if you "pre-qualify", but in order to get a solid pre-approval from a lender, they will need to pull your credit.
