Ravenous Wolf Posted October 24, 2008 Report Share Posted October 24, 2008 Okay, I have to admit that I am completely ignorant about the process for homeowners insurance, other than my mortgage servicer (Bank of America) has an escrow account just for that. In tough economic times, it is imperative for me to know if I already have a good deal or if I should look around for better arrangments.My house is now three years old and I am the first homeowner of it since it was a new house. Can someone give me a quick background of what I really need to have for homeowners insurance. I am looking for the lowest possible rate so I am not concerned if there are holes in my coverage and I also want an outfit that doesn't check credit. Ravenous Wolf Posted October 24, 2008 Author Report Share Posted October 24, 2008 I just got a phone call from the outfit that set up my insurance.My insurer is ASI underwriters and it is for 203k. It is an HOB Modified but it is not a state HOB modified since nobody sells it anymore in Texas. There is a deductable for everything (nothing is excluded) and it is 1% of 203k. I can go higher than 1% but then the deductables will be outrageous.So what should I really be looking for in the state of Texas, especially for a very low rate. Anyhow-I'm with Traveler's and I love love love them. I actually go through a company out of Austin. My house was built in 61, wood frame, no dogs, pools, etc. And I pay $518 a year. Pretty good and it's not bare bones coverage. I chose the middle deductibles and coverages. I paid 67k for it and they calculated the replacement cost to be at 117k, (I think that is pure CRAP-my appraised listed replacement cost at 95k). Depends on what your replacement cost is, how much your house is worth right now, and how "insurance safe" your house is. Gets lots of quotes!!! When I was shopping for insurance prior to closing on my home, you would not believe the differences in quotes that were pretty much the same coverage. Allstate was quoting me at like $950 a year! Here is Florida our insurance went crazy (my ins was $5179/yr and I do not live on the beach). So about three years go they came up with a program for insurance windstorm inspections - I was able to drop the insurance to $1850/yr (which here is a good rate). firstsource Posted October 25, 2008 Report Share Posted October 25, 2008 in Utah State Farm is by far the cheapest (and the only ones that offer earthquake ins with a decent deductible) I was with American Family, and they were priced well.
