jq26
Are you out there? First a poster could not find your website...haven't seen you on the site since.
oompaloompa
post history indicates Charles last appearance on the site was January 8th. his website still works(the one in his profile). I was actually curious to see how he had weathered the current storm in the mortgage biz. I don't know if you remember me, I've been on a 6 month "sabbatical" from the site lol. I am still in the biz, busier than ever before. Unfortunately my deepest fears about the economy have been realized and then some. I know that you were pretty exposed to equities, how is your portfolio holding up?
jq26
I emailed Charles with no response about the same time that I posted above. I hope he is okay. His site may be up, but who is running it?Regarding equities- 401k has been whacked pretty good, but every leg down I have been increasing my contribution to lower my cost basis. Out of the $20k that I crammed in there in 2008, over half of it was in the last 3 months. No big thing there. That thing is on autopilot for 37 more years anyway. Trading account- managed to get pretty close to even in 2008. And somehow I'm up a few hundred bucks in 2009 (maybe not for long as I see futures are being crushed). I just trim when I get a 10% gain...sure I take a few losses too, but as long as nothing gets out of hand I can survive this UGLY market. Oh well- it passes the time...How are things with you? Glad to hear you're busy!
swtprncess281
Yeah,Charles was working with me on a mortgage and just ended communication on around 1/6. I assumed that he realized my chance of getting a mortgage was hopeless and had just given up I'm concerned now that maybe something else is going on. jq26
Yah, something is up. No sign of him on the website, and no response to me by email and by PM. And I don't think he would have just ended communication with you like that. From my limited experience with him, he tends to be thorough. swtprncess281, care to call and see if he is still working on your file? 1time2many
jq26 Up until a couple of weeks ago, I was working with Charles on a refi to lower the rate, we were almost done until we hit a snag being I still had a few months until my early payoff clause was to expire, "it never occured to either of us".His ID comes up as Financial Freedom........his number is 801-942-2249I hope all is well with him, he is great to work with, and I will persue this again the first of June so I hope he is still in the Biz. jq26
Someone with a good reason should make a quick call and touch base. Just to make sure things are still on the up & up.JQ

jq26
Maybe I will. I thought it would be more tactful if someone with a business reason would give him a shout. I've never spoken to him- sort of strange to have your first phone contact to be by someone calling only to see if you're still ticking.

oompaloompa
.How are things with you? Glad to hear you're busy!Seems like you are treading water at the very least. I would look into Tbills, word has it that they will be doing some price gains here shortly....as of now we are into 8.1% unemployment official numbers anyway :shock:I am doing quite well now thanks to the lower interest rates...everyone and their brother wants to do the FHA/VA Streamline refinance, we are literally getting 2-3 leads daily on our website for it(thanks to some extensive Search Engine Optimization - SEO- I did). Business was thin, so I diversified into this SEO stuff which has paid in spades. As far as Charles, I hate to say it but that's textbook out-of-biz behavior...lord knows I've seen it with countless numbers of my peers/competition. It is a very ruthless market out there now.
jq26
Tbills??? They are at historic price highs. I think they're about to do a swan dive! Yields have to pop. In addition, there is trillions of dollars of T-bills about to hit the market thanks to Obama spend-a-mania. I don't see how the treasury market avoids a head on train collision. That's fantastic about your business. Maybe the RE game is hitting a bottom anyway. I've been on the phone with my realtor a few times this week. In case I sell this place I am in now, I had her pull up comps in my neighborhood. Turns out that 25 homes sold in my neighborhood in the past 14 days. She says she hasn't seen activity like that since 2005. Certainly not indicative of a larger trend and could be anomalous, but at least some inventory is clearing, including all four homes that were for sale on my block! Note that I am in a first-time homebuyer type of neighborhood (180-250k, very small sq footage homes).

swtprncess281
Spoke to Charles today and he if alive and well. He was banned from the boards but can be reached via the number on his website or you can PM me for it. Not gonna go into the details of why because it really isn't my buisness, but just wanted to pass along his message that he is fine and would love to be back and giving advice.Glad I took a chance and called him because we are now working on my mortgage again Hopefully I'm not banned for being the messanger
Maikeru-sama
So Charles was banned? Interesting.I spoke with him a few times on the phone when I started my home search as a FTB and the guy was really helpful. I just sent him an email to let him know I found a property and will be closing on July 1st.
2ndTimeAround
Wow - Charles being banned, I thought he was one of the web masters. When a was a loan officer - he helped me a few clients where I wasn't licensed in their state. His closing costs were low, plus had the bests rates available. Basically an honest loan officer. With all the good, helpful information he has posted to help members, it seems a shame he was banned...... Methuss
I won't get into details because as an Admin I can't.I will just say that we got a number of vocal complaints, which I did not necesarily attribute to Charles' business practices but of some of his associates.Charles took care of my last home mortgage and I was pleased with how he handled it. I even sent him a crate of Omaha Steaks as a show of appreciation. Not so pleased with how one of his associates handled it... disappeared for a few days during closing and caused us to miss the initial closing date and incur a penalty fee with the builder. Didn't get us the docs to review beforehand as required by RESPA. And apparently fudged an income number on the application without Charles or I knowing of the change. Charles couldn't get hold of the guy either when he was MIA, but I don't blame Charles. He did his best and even MY lawyer missed the fudged number on the application during review, so no blame there. But take it with a grain of salt. It doesn't matter which broker you use, check everything over thoroughly and don't hesitate to call it all off if you are uncomfortable with the way things are going. It's too large an amount of money to fail to dot every 'i" and cross every 't.'

None the less his website and contact info is still the same. He's helping me with a loan for my first home right now and I couldn't be happier with him. I don't feel like he's looking down on me for my past mistakes. He's honest about what we can or can't do, and he's great when it comes to staying in constant communication. He expressed a desire to return to the forums and is happy to know that he is missed.
Maikeru-sama
I spoke to Charles on the phone last week. He stated that he really wanted to come back to the forum and said he doesn't know exactly why he was banned but offered some possible reasons.I would have had Charles do my loan but decided to go with the Loan Officer who did my mother's a few years ago.He was an asset to the board, that was for sure.
