    You know, I may be in the minority here, but I Wish that I had a few thousand sitting around because I would actually be BUYING stocks right now! How do you think millionaires are made? Buying low and selling high.

    Aw Leslie, So sorry for your family's loss... That's one reason I don't panic (economy wise at least), because you never know when you won't be here tomorrow, so I just live for mostly for today. I wish you well...

    Yup, This weekend planting some landscaping at my new home (thanks Charles ) and going to a football game. The way I look at it is, I have 30 years or more til retirement, I can ride this out. I'll also have a home paid off before then, it doesn't matter if the value falls, I'll have a roof over my head. We also opted for a house $100,000 under what we qualified for...because I don't ever want to be in a position I was in years ago, not in a house over my household head, but over my individual head from when ex-DA ran off with huzzy. I don't have to worry about a job, let's just say my market is very, very stable right now...same with hubby. If need be, I could grow my own food, I can live without TV or computers, and as I found out recently, even without electric!! I guess all those years of watching Little House on the Prairie pays off! lol Don't get me wrong, I hate seeing my 401K drop, but I see the big picture, so I'm not going to panic.
  4. Yup, the DPA was GREAT!! Our seller paid that plus all closing, so we closed on our house with a whole big $500!! We are in a market were it makes more sense to own. Overall we are paying about $100.00 more than rent, but at least our money is going somewhere instead of to a landlord. Same thing with us, our landlord was in her late 70s, she couldn't help it, but also not in the position to fix anything so DH usually did all of that. I also couldn't stand not being able to change things I didn't like, but now, if I want to knock down a wall, by golly I can!! lol-though I don't see that happening, it's just good to know that I can do it! Good luck!! Listen to Charles, I'm glad I did, he knows his stuff, AND makes his living doing so. Good luck!

  6. and THANKS!! I haven't been on the net much the last week or so, we just moved everything this weekend and are just now getting settled. Anyway, as far as the mechanics, we got an FHA loan. I don't think that it would be fair to list our interest rate, because it may make someone else talking to Charles think that this should also be their rate (even though it would be comparing apples to oranges), BUT I will tell you that we are very happy with the rate and it falls between 5.5 and 6.5 (just throwing out a complete span of a point). And no, it's not 6.5, nor is is 5.5! lol My median score was 639 and DH's was 611. Of course as my luck always runs, my score shot way up after they had already pulled those scores due to paying down some debt. Our combined income is around $85,000 (including child support) and I'm not sure what our DTI was, but am sure it average. Our income also shows steady increases yearly. DH has a bunch of lates after bankruptcy, and two charge offs. I had 2 lates. We were told by at least 4 LOs that there is no way we could get a loan because of his lates after bankruptcy, even after I told them why they said they couldn't touch us unless it was due to a serious medical condition or one other thing, although I can't remember the other thing. It was not due to either of those and they acted like the reasoning was not a good excuse. We got one refer/eligible, which was the guy that told us that it was going to be excrutiating to get it through based on DH's credit report, but that it was worth a slight shot. Mind you, the very day Charles already told me no problem. So the first guy asks for all these long explanation letters, a years worth of bank statements, letters from our landlord, and basically our DNA type. Here's Charles on the other hand asking for 2 months of bank statements and our last months paystubs only, AND already telling us the maximum rate we'd have to pay. So I tell the first guy the rate Charles has already quoted and he no longer was responding to me. So either he didn't think we'd get approved, or he was going to offer a much higher rate. Regardless, there was a reason he wasn't going to compete. This is why I consider this to be a "miracle" for us, because Charles handled it so easily and almost everyone else said it couldn't be done, or they ran and didn't want to compete against Charles. We did have to submit some letters of explanation, but they didn't have to be as complex as the first guy. So the effort on our part was a lot more minimal than the first guy. And remember, the others told us no way up front anyway. The others told us we'd have to wait until DH's bankruptcy fell of his report, but we didn't!! I've always heard that a great LO will know how to present your file to the bank, and well, I guess Charles knew exactly how to get us approved. It feels so nice sitting in our new home!! And we have Charles to thank for that. Thanks for all of your wishes, I hope everyone looking for a mortgage gets one soon so that you can be as happy as we are!
  7. Hi everyone, I haven't been on here for about a month or so, was concentrating on buying a home. That prospect just became reality due to Charles at Firstsource Mortgage!! We closed on our home Wednesday, and we are SO happy! Not sure if you remember my story about losing my home many years ago due to a divorce, but I'm finally a home owner again!! Charles really knows his stuff. I had several loan officers tell me that we wouldn't be able to get a loan, and one that told me that we "might" be able to, but that it would take a "lot of extra hard work" in order to make it happen. He said that "you never know". Well, Charles didn't put us through a "lot of extra hard work", as a matter of fact, it almost seemed like it just had to be a scam, something was going on because everyone else said that it either couldn't happen or had a slim slim chance of happening. See, my DH had some lates after a bankruptcy, which most people said was a real deal killer. And I hate to say that at first I thought there had to be more to it, because Charles really seemed like he genuinely cared about us and I guess, he seemed too good to be true. How was it that it was so easy for him, and so hard for everyone else? One month later, we closed on our home, a home that everyone else told us we couldn't get...Charles knew exactly how to seal the deal, and it's apparently easier for him then for everyone else, or he has some type of special powers, what can I say??? Anyway, I could go on and on about how great he was, and I just wanted to say that finding him on this site was the best thing that EVER happened to our family for a long time! My son is so happy that he had to be the first person to put the new keys in the door! THANKS CHARLES!!! YOU'RE THE BEST!!!! Donna & Family

Yup, I think it has to be the combining as someone suggested on here not long ago (sorry-can't remember who ) When I was just using TC it stopped, picked up creditkarma and its working again, if no one else is using that combo there has to be something to it. Plus I signed me up for creditkarma first, and my b*ing started working again first. I think I need to switch to Chase and hope they don't come back!
  12. Hey guys, Just stopped in to say that b*ing is working again on me. I stayed with TC but added credit karma. I had been down to 0, then the inquiries came back putting me at 10, started disappearing two weeks ago. My DH's just started doing the same thing, but his was a week later. I was at 10 two weeks ago, now 3. He was at 9, now 6, and none were due to age. Is this happening to anyone else still using TC? I'm thinking it may be time to cancel them and switch so that the now deleted ones again don't come back.

Sorry it took so long to get back, I've had a lot going on and haven't been on here for a week or so, but here's the answer I got back from our insurance broker, who knows what he's talking about: Anytime an insured incurs a health care claim under a health insurance contract that claim has to be submitted to the health insurance provider within 12 months of the date of the claim. After that, the insurance carrier is not liable for the claim. However, it is the insured's responsibility to see that claims are filed timely because, ultimately, it is the responsibility of the insured to pay the bill. So, the insured is responsible for the bill at all times. This is not to say that the insured does not have recourse against the provider in the below referenced situation. There is no law pertaining to this issue, so the insured will have to consult an attorney. Since the physician's office does accept the responsibility of filing claims, as well as most providers, they do have some culpability. I just don't know to what extent this may apply. Sorry I don't have a firm answer for you, but it is a grey area. Now, we did have someone that used the above and got the bill deleted because they were able to prove that the provider had submitted other bills but did not submit one particular. Because of their error, they had to "eat" the charge. Good luck!
