  1. SAW was the best at the nutcase letters. I tend to sit and stew over a few days when I write a letter. Just keep adding to it each day. Usually by Friday I'm done and mail it.
  2. I can't tell from reading your post if you got approved or not but ... http://debt-consolidation-credit-repair-service.com/forums/showthread.php?t=284711 http://debt-consolidation-credit-repair-service.com/forums/showthread.php?t=285272 Are two threads on Recon's.
  3. I am just not feeling good about the lady herself. She talked to me like I was a two year old and told me that one piece of paper I provided her was "worthless" and that pissed me off. As far as 10% down, she can look all she want but she isnt going to find anything. I have it sitting in a bank account and I provided her with statements and even provided her with a running statement since the last bank statement cycled. I'm just annoyed by her but trying to keep my cool because this lender is the only one I've found so far who claims they can do it.
  4. CPPSAVINGS - Still working as of 11/14/08 for 20% off Fico's. EQ - 730 EX - 763 TU - 713 [Always been lower than the other two but no negative info.]
  5. Just thought I'd update this. I signed another contract on the same condo. A local bank said they would do the loan with 10% down. The only thing I thought was strange is that they want my 2006 and 2007 tax returns in additional to my W2's for those years.
  6. Yes CA's in TX or any other state who are attempt to collect debt in the state of tx are required to post a bond with the TX SOS. But many have DBA's. PM me your CA and I'll see if I can find them.
  7. First wait and see what happens with them being able to provide DV. If not I would try to PDF option. Include a non disclosure agreement in the PDF. Basically say I will pay you XX amount if you do not disclose this account to any person, company, entity, etc. State if they violate this, you will sue for $1000 for each person, company, etc they disclose this information to in addition to other damages. Then dispute with the CRA's if they verify you got them. But of course you aren't trying to get money...you just want it deleted from of your CR. Hopefully this will work....it seems companies now days are only motivated when you hit them where it hurts the most...bank account.
  8. WHy did you not get a ball? Did you move and not notify your creditors?
  9. Credit repair became a hobby of mine. I would read on here all the time and I HATE to read. haha But TONS of information on here.
  10. Which state do you live in? Many CA's will use DBA's [doing business as] and that can get confusing when trying to find out if they are bonded or not.
  11. Is this alleged debt past the SOL? Did you send your DV's via CMRRR? Read the TFC again, every time I read it I find something else new about it that I did not realize before.
  12. Congrats on the victory!
  13. I would do some research on the the "townhouse" itself. Even though it maybe on the market as a townhouse it really could be a condo as far as the lender is concerned. I've am having an EXTREMELY hard time finding a lender for a condo right now. They usually will require a certain percentage of the units be sold before they will lend on it. The owner occupancy rate of the complex must be at least 51% some are now requiring 70% and no one person can own more than 10% of the units. Meaning one person owning several units.
  14. Yes I've looked at all the real estate websites for a good year now. I live in Beaumont, TX. We are growing, chemical plant expansions are bringing people here.
  15. If I want a house I'm looking at least 90k and taxes would kill me. I like the idea of a condo because its cheap and affordable. I don't want to buy something I can't afford.
  16. I found a local lender who will do the loan with ten percent down and no pmi using a five year ballon program. Of course I don't have enough cash on hand to do ten percent plus closing. I can get citi to issue me a balance transfer offer off my citi card for zero interest for six months. I would have them mail me a check that I would deposit at my credit union. Then withdraw the cash and bring it to closing. I would not let my lender know about this account or the citi card as I would plan to do the balance transfer offer the day after my cycle ended. And then have the loan close in thirty days. Now I would have to pay that citi card off in six months. But if I close before the end of this year I could get the tax credit when I file my taxes in february. Then take that money and pay off the citi card. Give me some opinions on this idea? Am I crazy?
  17. Congrats on all the hard work, it paid off!
  18. Anyone know of a place I can get one?
  19. Congrats!
  20. I recently applied for a home loan with two companies and neither mentioned anything that was not on my credit report.
  21. What worked for me may not work for you and what works for you may not work for me. With that in mind, I would gather all you documentation up and start compiling a time line based on the events of that data. Make sure to number your "exhibits" [A B C etc] and provide the timeline to match. I have always said having good data and organizing it was a huge success in removing my charge offs. I would send it CMRRR and 30 days [it would be 45 days if you did the free credit report within the past 12 months] after they signed for the letter call up CSC and demand the results of your investigation. They will not tell you the results of the investigation but make sure they tell you the investigation is complete and are mailing you the updated report that day. CSC has a bad habit of taking 60+ days to do an investigation and report the results to you. This lets them know you mean business. DO NOT ACCEPT ANYTHING other than the investigation is closed from CSC on the 30th day. Talk to 200 supervisors if you have to. If you have the equifax service go pull a copy of your credit report and see if they account is still there. I have no experience with the 623 letters so I can't offer you advice on that.
  22. The condo is a no go. The lender first told me I could not go with FHA because it's a condo. Ok I'll buy that. So then they tell me I will be required to have 5% down to do conventional. Well today the lender tells me that the units are more than 50% investor owned and no matter how much down payment I come up with, they can not find a lender. Argh the joys of buying a house!

    Deny debt

OP you live in TX and should read the links in my signature. Educate yourself, read, read and read again.
  24. Im just thinking out loud here. But why dont lenders have a program where if you pay 12 months with no late payments and no deferred payments on your mortgage you get an interest rate decrease by XXX amount?
  25. I found this link extremely helpful. http://www.federalhousingtaxcredit.com/faq.php So here is my question. If I'm putting down 5% on a 55K loan. And I'm going to get 10% from the IRS ($5500) and I could easily save another 5% and have the 15% I would need in order to get rid of my PMI cost $38 month. Does anyone think it's a good idea to take the $5500 and put towards the principal in order to avoid paying PMI? Of course from my understanding both interest and PMI are tax deductible. So would it really be a good idea? Also I changed my tax status to EXEMPT from now until the end of this year. That way I will have a little bit more cash each week. Basically I'm looking for advice on what to do with the $5500 I would be getting in Feb 09. The title company is at a stopping point because our county court house is closed due to IKE. But I think it's going to open tomorrow or Thursday. I met again with the lender on Friday to discuss a new closing date. Per my contract I'm scheduled to close on or before 10/09 but I think I might be able to close within that time. Kinda a bunch of thoughts that just all ran out of my fingers...thanks for your help!!!!
